Tenant Finder Service
Whether you are interested in our management services or not we can find the right tenants for your property. We understand that every day your property is empty is a cost to you. We will endeavour to let your property as soon as possible and keep it let. Our tenant finding service includes:
- Initial marketing and advertising of your property
- Accompanied viewings
- Preparation and negotiation of Lease
- Preparation of the Lease documents
- Transfer of utility services (not telephone)
- Community Charge registration
- Collection of first months rent plus one-month deposit
- Inventory and preparation
We also offer a full advice service on how best to present your flat to ensure the best return on your investment. Through experience gained from renting our own properties we have learnt how important it is to prepare your property for your target market. We can advise on any improvements, decoration or facilities that will help to let your flat quicker and ensure tenants are willing to stay for longer. We can even manage any refurbishments or redecoration for you, efficiently and cost effectively.
Full Management Service
Our full management service means you can be as involved as you want to be without ever having to deal directly with the tenants. We will handle all contact with the tenant and will manage all maintenance and repairs including conformance with any regulations specific to your property. You can decide whether you wish to be consulted on every decision from changing a light bulb to boiler replacements or whether you only wish to be consulted about major or costly issues. The choice is yours!
Our full management service includes:
- Collection of rent and deposit
- Transfer of utility services (not telephone)
- Community Charge registration
- Inventory and preparation
- Routine repairs as directed by the Tenant/Landlord
- Quarterly Property inspection and Landlords detailed property report
- Re-transferring utilities back to the Landlord and remarketing
- Monthly rental statements prepared. These can be posted, sent via email or viewed online using the ReyZer Portal (a user login and password will be sent to you). You will be able to view the status of your property
We also provide each landlord with their own unique and secure portal accessible via the internet. The portal will allow a landlord to view all monthly rental statements, all maintenance expenses (including scanned invoices for major expenses) and all issues that have been raised.
